The Different Walls

Two-story homes are very common here in Southwest Florida. The first story of these homes is usually constructed using concrete blocks (Concrete Masonry Units). The second story is typically built with wood framing and an exterior sheathing system. The way the exterior stucco is applied to the first story differs from how it is applied to the second story. We believe the process and systems used to prepare the second-story wood sheathing for the stucco cement finish, are primarily to blame for the stucco cracking and bulging, as well as the buckling that homeowners are experiencing.

Second-story Stucco

When stucco cement is applied to the first-story exterior concrete walls, it is usually applied directly onto the face of the concrete blocks. Before stucco cement is applied to the exterior wood sheathing on the second story, two layers of water barrier paper are required. A metal wire lath is then fastened on top of the two layers of water barrier paper to prepare the surface to receive the necessary coats of cement properly.

Failure in The System

In many instances, the metal wire lath is not fastened with the proper number of fasteners, or the fasteners used are incorrect. When the metal wire lath lacks sufficient fasteners and the cement is applied on top of it, a bubble or space can form between the plywood exterior surface and the stucco. Ultimately leading to cracking and buckling. When incorrect fasteners are used, they do not secure the stucco properly, or they deteriorate and fail, leading to the stucco cracking and bulging, eventually crumbling.

Failure in The Application

When stucco is applied to the second-story wood sheathing walls, it must be applied thick enough (7/8 of an inch) over the two layers of water barrier paper and the required metal wire lath. This is to ensure the stucco has the strength it requires for longevity on the exterior. When choosing the right expert to repair your stucco or apply new stucco to your new build. It is essential to prioritize quality over the cheapest quote in order to prevent stucco cracking and bulging in the future.
